This document constitutes the entire agreement between KrazyJo LLC and the customer, including all service terms, payment policies, risk disclosures, environmental disclosures, and liability limitations applicable to KrazyJo services.

Welcome to KrazyJo.com, operated by KrazyJo LLC (“KrazyJo,” “we,” “us,” or “our”). These Terms and Conditions govern your access to and use of the KrazyJo website and services. By accessing this website, requesting service, scheduling service, submitting payment, approving an estimate, authorizing work to begin, or otherwise using KrazyJo services, you agree to be legally bound by these Terms. If you do not agree with these Terms, discontinue use of the website and services immediately.

1. Company Information

KrazyJo LLC provides exterior cleaning services throughout Palm Bay, Brevard County, and parts of Indian River County, Florida. Services may be requested through the website, the KrazyJo InstaQuote™ application, telephone, text, email, or in person. All services are subject to scheduling availability, weather conditions, property conditions, and operational capacity.

2. Scope of Services

KrazyJo provides exterior cleaning services, including but not limited to driveway cleaning, sidewalk cleaning, and exterior surface cleaning.

Roof Policy

Under no circumstances will KrazyJo personnel access or walk on any roof surface. KrazyJo does not offer residential roof cleaning services. Limited services may be provided to exterior gutters only, including removal of debris from gutters on single-story structures and exterior gutter mold and mildew cleaning.

3. Service Authorization and Work Agreement

By requesting service, scheduling service, submitting payment, approving an estimate, or allowing service to begin, the Customer authorizes KrazyJo LLC to perform exterior cleaning services at the property address specified in the service request, invoice, or booking confirmation.

This authorization may occur through use of the KrazyJo InstaQuote™ system, website submission, phone, text, email, electronic invoice approval, or verbal authorization. Such authorization grants KrazyJo personnel permission to access exterior areas of the property necessary to perform the agreed services.

Customer acknowledges that this agreement constitutes a binding service contract upon submission of payment, approval of an estimate, or confirmation of service and is governed by these Terms and Conditions.

4. Quotes and Pricing

Quotes provided through the website, InstaQuote system, phone, or email are estimates only and are based on the accuracy and completeness of the information provided by the customer at the time of booking. Final pricing may vary based on surface condition, accessibility, service area size, required cleaning methods, environmental conditions, and any additional services requested or required. KrazyJo reserves the right to adjust final pricing if on-site conditions materially differ from the information provided during booking or if customer-provided information is inaccurate or incomplete.

5. Payment Terms

Payment is due according to the invoice or checkout terms associated with the service.

  • Accepted forms of payment may include cash, checks, money orders, credit cards, debit cards, and Buy Now Pay Later services provided through third-party providers.
  • Returned checks or money orders incur a $35 administrative fee.
  • Customers are responsible for any bank fees or collection costs associated with dishonored payments.
  • Declined or reversed credit/debit card transactions may be subject to bank or processing fees imposed by financial institutions or payment processors.

6. Credit Card Handling and Payment Security

KrazyJo does not store or retain credit card information submitted through the website. Online payments are processed through secure third-party payment processors, including Stripe. When credit cards are used for in-person payment, KrazyJo personnel may briefly handle the card solely to process payment through a wireless payment device. All such transactions occur in the customer's presence, in full view, and the card is immediately returned to the customer after processing. KrazyJo does not retain card information from in-person payments.

7. Stripe Payment Processing Disclaimer

Online payments may be processed through Stripe, Inc. By submitting payment online, you acknowledge that payment data is transmitted directly to Stripe’s secure servers and Stripe’s terms govern payment processing. KrazyJo is not responsible for payment authorization failures, processor outages, bank declines, or network interruptions.

8. Buy Now Pay Later (BNPL) Disclaimer

KrazyJo may offer Buy Now Pay Later payment options through third-party providers, including but not limited to Klarna, Affirm, and or other financing providers. These services are entirely administered by third-party providers. KrazyJo does not extend credit, determine financing eligibility, approve or deny financing, or set interest rates or repayment terms. All financing agreements exist solely between the customer and the third-party provider. KrazyJo bears no responsibility for financing approvals, terms, or repayment obligations.

9. KrazyJo InstaQuote™ Application

The InstaQuote system allows customers to select services and schedule appointments online.

  • All services scheduled through InstaQuote require a non-refundable $25 deposit.
  • The deposit must be paid before scheduling is confirmed.
  • The remaining balance is due immediately after completion of service.
  • Payment may be made directly to the servicing technician, through electronic invoice, or through an online payment request.
  • Electronic invoices are due immediately upon receipt.
  • KrazyJo shall be the sole determiner of whether the contracted service has been completed according to the agreed scope of work.
  • To cancel services ordered through the KrazyJo InstaQuote system, the customer must contact KrazyJo at least 24 hours before the scheduled time of service.

10. KrazyJo Stay Klean™ Plan

  • All KrazyJo Stay Klean™ memberships require full annual payment in advance.
  • Upon successful payment, the initial Stay Klean™ service is automatically and immediately scheduled. The customer expressly acknowledges and agrees that scheduling occurs contemporaneously with payment and constitutes commencement of service preparation, allocation of labor, routing, and reserved service capacity.
  • Due to the immediate scheduling and allocation of service resources, all Stay Klean™ Plan purchases are final once payment is submitted.
  • No refunds, cancellations, or reversals will be permitted once the initial service has been scheduled, regardless of whether the customer elects to proceed with or cancel future services.
  • To the fullest extent permitted by applicable law, any statutory or common law right of cancellation, rescission, or “cooling-off” period is deemed satisfied and waived upon scheduling of the initial service, which occurs immediately upon payment.
  • By completing payment, the customer expressly acknowledges that:
    • they are requesting immediate scheduling of services;
    • service preparation begins immediately upon payment;
    • the transaction is not a passive purchase but a time-sensitive service commitment; and
    • this agreement constitutes a binding service contract upon payment.
  • Customers agree not to initiate chargebacks or payment disputes for Stay Klean™ Plan purchases. Any attempt to reverse payment after scheduling may result in recovery efforts including administrative fees, collection costs, and legal action.

11. Cancellations and Rescheduling

Customers agree to provide a minimum of twenty-four (24) hours’ notice for any cancellations or rescheduling requests.

  • (a) As per Section 9 above, to cancel services ordered through the KrazyJo InstaQuote system, the customer must contact KrazyJo at least 24 hours before the scheduled start time of service.
  • (b) As per Section 10 above, Customer agrees to provide at least twenty-four (24) hours’ notice for rescheduling any scheduled KrazyJo Stay Klean™ Plan service.

KrazyJo reserves the right to reschedule or cancel services at its discretion due to weather conditions, safety concerns, equipment issues, property access limitations, or other operational factors.

12. Customer Responsibilities

Customers are responsible for preparing the service area and ensuring safe and unobstructed access for KrazyJo personnel. This includes, but is not limited to, removing or protecting all vehicles, furniture, decorations, plants, electronics, and any other personal or real property that may be affected by cleaning services.

Customer further agrees to provide safe working conditions and clear access to all areas to be serviced. KrazyJo shall not be responsible for damage to any items or property left within or adjacent to the service area.

13. Water Supply

Customer agrees to provide access to a customer-controlled water source required for cleaning services. Customers acknowledge that KrazyJo will use customer water during cleaning. Customer water will also be used to dilute cleaning chemicals. The cost of water usage by KrazyJo is the sole responsibility of the customer.

14. Chemical Use Disclosure

Cleaning services may involve the use of detergents, surfactants, chlorine-based solutions (including sodium hypochlorite), and other commercially accepted cleaning agents. Customers acknowledge that such chemicals are standard in exterior cleaning and are necessary to remove organic growth, stains, and contaminants. KrazyJo will apply these solutions using industry-accepted methods and reasonable care.

14(a). Environmental Responsibility

KrazyJo aims to use environmentally responsible cleaning practices, including biodegradable soaps, proper dilution of cleaning solutions, and minimizing chemical usage when possible. However, exterior cleaning necessarily involves chemical use and water discharge.

14(b). Customer Acknowledgment

By scheduling service, the customer acknowledges and agrees that exterior cleaning generates wastewater, diluted cleaning agents may be discharged on the property, and KrazyJo will make reasonable efforts to minimize environmental impact.

14(c). Compliance with Local Regulations

Customers are responsible for informing KrazyJo of any HOA restrictions, municipal restrictions, drainage restrictions, or environmental limitations that may affect cleaning operations on the property.

14(d). Limitation of Environmental Liability

KrazyJo LLC shall not be liable for environmental claims arising from standard exterior cleaning practices conducted in good faith using commercially accepted industry methods.

15. Wastewater Management

Cleaning operations may result in wastewater containing diluted cleaning solutions. KrazyJo will make reasonable efforts to neutralize chlorine using chemical neutralizers when appropriate, dilute runoff with water, and direct wastewater toward permeable surfaces whenever possible. Customers acknowledge that wastewater may be discharged onto their property. The soaps and surfactants used are biodegradable.

16. Work Site Preparation

Customer obligations regarding work site preparation, property protection, and access are outlined in Section 12 (Customer Responsibilities) and are incorporated herein by reference.

17. Plant and Landscaping Disclaimer

Exterior cleaning services may involve the application of detergents, surfactants, and chlorine-based solutions that may come into contact with surrounding landscaping. KrazyJo will use commercially reasonable efforts, consistent with its internal operating procedures and industry-accepted application methods, to minimize exposure, including pre- and post-rinsing and controlled application techniques where appropriate.

Customer acknowledges that plant stress, discoloration, or damage may occur as an inherent risk of exterior cleaning services. KrazyJo shall not be liable for any impact to landscaping, vegetation, soil, or irrigation systems resulting from the application of cleaning solutions performed in accordance with KrazyJo’s established methods and service standards.

18. Surface Condition Disclosure

Exterior cleaning may expose or worsen pre-existing conditions, including cracked concrete, deteriorated surfaces, loose paint, oxidation, weakened sealants, and structural defects. Cleaning may reveal damage previously concealed by dirt, mold, or debris. Customer agrees that KrazyJo shall not be liable for any damage resulting from pre-existing property conditions or material failure.

19. Paint and Coating Risk

Exterior cleaning may affect painted or coated surfaces. Customer acknowledges that loose paint may peel, improperly applied paint may be removed, and old or deteriorated coatings may fail. KrazyJo is not responsible for paint removal caused by poor adhesion, surface deterioration, or prior improper painting.

20. Oxidation Removal Risk

Certain exterior surfaces may contain oxidized material, particularly aluminum siding, vinyl siding, and painted metal surfaces. Cleaning may remove oxidized material, which may result in visible color variation or streaking. Customer acknowledges that oxidation removal may change the appearance of the surface. KrazyJo is not responsible for oxidation-related cosmetic changes.

21. Window Seal, Electrical Fixture, and Gutter Risk

Exterior cleaning performed near windows may expose pre-existing window defects, including broken window seals, failed insulated glass units, and damaged caulking. Customer acknowledges that window seal failure may occur due to pre-existing conditions. KrazyJo is not responsible for window seal failure discovered after or during cleaning.

Exterior surfaces may contain electrical components, including light fixtures, doorbell cameras, outdoor outlets, and security systems. Customer agrees to notify KrazyJo of any sensitive electrical equipment. KrazyJo shall not be liable for damage to electrical fixtures that were not properly sealed or protected.

Cleaning gutters or nearby surfaces may expose pre-existing conditions such as loose gutters, weakened fasteners, and damaged downspouts. KrazyJo is not responsible for failures resulting from existing gutter deterioration.

22. Slip Hazard Acknowledgment

Exterior cleaning temporarily increases surface moisture. Customer acknowledges that cleaned areas may be slippery during and immediately after service. Customer agrees to keep people and pets away from work areas until surfaces are dry.

23. Acceptance of Risk

Customer acknowledges that exterior cleaning carries inherent risks and agrees to assume those risks. By authorizing service, the customer accepts these risks and releases KrazyJo from liability beyond the limitations outlined in these Terms.

24. Stain Removal Disclaimer

Certain stains may be permanent or partially removable, including rust, oil, fertilizer, oxidation, and tire marks. Complete stain removal is not guaranteed.

25. Service Acceptance

Completion of service constitutes acceptance of the work performed. If the customer is not present during completion, the service will be deemed accepted. Concerns must be reported within 24 hours.

26. Satisfaction Policy

KrazyJo may offer a follow-up service at its discretion if concerns are reported promptly. Follow-up services are not guaranteed.

27. Limitation of Liability

To the maximum extent permitted by law, KrazyJo shall not be liable for indirect damages, incidental damages, consequential damages, loss of property value, or business interruption. Total liability shall not exceed the amount paid for the specific service performed.

28. Indemnification

To the fullest extent permitted by law, the Customer agrees to indemnify, defend, and hold harmless KrazyJo LLC, its owners, employees, contractors, and agents from and against any and all claims, demands, damages, losses, liabilities, costs, and expenses, including attorney’s fees, arising out of or related to:

  • the performance of services by KrazyJo;
  • any condition of the Customer’s property, whether known or unknown;
  • inaccurate or incomplete information provided by the Customer;
  • the Customer’s failure to prepare, secure, or maintain the worksite;
  • any acts, omissions, conditions, or events occurring during or after KrazyJo’s presence on the property, regardless of when such conditions or events originated and whether known or unknown.

This indemnification obligation applies to any claims asserted by the Customer or any third party and shall survive completion of services, termination of the agreement, and payment in full.

29. Collection of Unpaid Balances

Unpaid balances may be referred to a collection agency or attorney. Customers are responsible for collection, attorney, court costs, and administrative expenses. Interest may accrue at the maximum rate permitted by law.

30. Chargeback Policy

Customers agree not to initiate payment disputes for services performed. If a chargeback occurs, KrazyJo may pursue recovery of the service amount, chargeback fees, administrative costs, and legal expenses.

31. Photography and Documentation

KrazyJo may take photographs or video recordings of service areas for documentation, training, or marketing. Images will not intentionally disclose private customer information.

32. Intellectual Property

All content on KrazyJo.com, including logos, graphics, and text, is the property of KrazyJo LLC. Unauthorized use is prohibited.

33. Website Use

Users agree not to misuse the website or submit fraudulent information. KrazyJo may terminate access for violations.

34. Third-Party Links

The website may link to third-party services. KrazyJo is not responsible for third-party policies or content.

35. Force Majeure

KrazyJo shall not be liable for delays caused by events beyond its control, including weather, natural disasters, or equipment failure.

36. Dispute Resolution and Binding Arbitration

The parties agree to first attempt to resolve any dispute, claim, or controversy arising out of or relating to these Terms or the services provided by KrazyJo LLC through good-faith discussions. If the dispute cannot be resolved within forty-five (45) days, the dispute will be resolved exclusively through final and binding arbitration.

  • Forum and Location. Arbitration shall be conducted in Brevard County, Florida, unless KrazyJo elects to conduct arbitration remotely or in another mutually agreed location.
  • Governing Rules. Arbitration shall be administered by a recognized arbitration provider selected by KrazyJo and conducted in accordance with its applicable rules.
  • Individual Basis Only. Arbitration shall be conducted on an individual basis only. The parties expressly waive any right to bring or participate in any class action, collective action, or representative proceeding.
  • Costs and Fees. Each party shall be responsible for its own attorney’s fees, costs, and expenses. The Customer agrees to bear all filing fees, administrative fees, and arbitrator fees to the maximum extent permitted by law. To the extent applicable law requires KrazyJo to pay any portion of such fees, the minimum required amount shall be paid.
  • Waiver of Jury Trial. The parties knowingly and voluntarily waive any right to a trial by jury or to litigate disputes in court, except as expressly provided herein.
  • Small Claims Exception. KrazyJo reserves the right, at its sole discretion, to pursue claims for unpaid balances, fees, or damages in a court of competent jurisdiction, including small claims court in Brevard County, Florida.
  • Authority of Arbitrator. The arbitrator shall have exclusive authority to resolve any dispute relating to the interpretation, enforceability, or scope of this arbitration provision.
  • Survival. This arbitration provision shall survive completion of services, termination of the agreement, and payment in full.

37. Governing Law

These Terms are governed by the laws of the State of Florida. Venue shall be Brevard County, Florida.

38. Electronic Acceptance

Submitting a booking request, deposit, payment, service request, approval of an estimate, or authorization for work to begin constitutes electronic acceptance of these Terms.

39. Severability

If any provision is found unenforceable, the remaining provisions remain in effect.

40. Entire Agreement

These Terms constitute the entire agreement between KrazyJo and the customer. No verbal statements modify these Terms.
